It's completely true, but there is a "catch".  The catch is- in order for you, as a fix & flip investor, to use "other people's money" you need to know how to find the deals (houses) that will be profitable, how to quickly analyze those deals, then present the deal analysis to a private lender (just like Glen and Paul from Peak Private Lending).  Private money lenders are most concerned about a few things:

  1. Is the house you're asking for capital to buy/fix clear of any restrictions that could affect the purchase/renovation/sale of the house?  Glen teaches this in this course.
  2. Does the deal make sense on paper?  Are you properly figuring out your offer price, estimating repair costs and your final selling price?  Because if you aren't showing the right numbers- you will not get the capital you need.  Glen teaches this in his course.
  3. Are you experienced in this process, or at least have had the education on the entire process?  As Glen and Paul always say- they love lending capital, and they love education beginners, but they really love lending capital to educated beginners.  Glen teaches the process in this course AND through the private Facebook group, our community is here to help you start.

While it's totally possible to use other people's investment money to fund your deals, you need education (or experience) under your belt to secure the capital.

Currently there are over 70 lessons.  If you're an absolute beginner, you should watch all the lessons.  If you have been wholesaling, you might want to focus on the "repairs & renovations" and the "selling your house" section, since you likely already know how to find deals and analyze them.
